How it works

Here is each stage of a sale, from the first form to the closing table, with what you do, what the software does, and what the licensed broker does. The stages marked with a review note cannot move forward until a broker has signed off.

    Intake

    You

    Enter the address, answer questions about the property and your timeline, pick a package, verify your identity, and pay.

    The platform

    Pulls the county record, matches the owner of record to your ID, and builds your file.

    Reviews any ownership mismatch, such as a trust, estate, or company.

  2. 2.

    Pricing

    You

    Review recent comparable sales and approve a list price.

    The platform

    Assembles the comparables and a suggested range with days-on-market and net-proceeds projections.

    Available to discuss the range on the Managed package.

    Paperwork(broker review required)

    You

    Confirm the pre-filled answers and sign online.

    The platform

    Drafts your state's disclosure packet and the listing agreement from your intake answers.

    The licensed broker

    Reviews and approves every document before it can be signed or shared.

  4. 4.

    Marketing

    You

    Upload photos or book a photographer. Approve the listing description.

    The platform

    Converts and orders photos, writes the description within your MLS character limit, orders the sign on Managed.

    The licensed broker

    Checks the description for MLS rule compliance.

  5. 5.

    Live on the MLS(broker review required)

    You

    Nothing. You get a notification with the MLS number.

    Publishes your property page and tracks syndication to Zillow, Realtor.com, and Redfin.

    Enters the listing into the MLS and approves it for publication.

    Showings and offers(broker review required)

    Approve showings, read feedback, and review offers with a net sheet for each.

    Collects showing requests and feedback, receives offers, and builds side-by-side net sheets.

    Advises on negotiation and counters on the Managed package.

  7. 7.

    Contract to closing

    You

    Choose a closing attorney and follow the checklist.

    The platform

    Tracks inspection, appraisal, financing, and title deadlines with reminders and document storage.

    Reviews the executed contract and any amendments.

  8. 8.

    Closing

    You

    Sign at the attorney's office and receive your proceeds.

    The platform

    Nothing further is owed to us; the fee was paid at intake.

    The licensed broker

    Reports the sale to the MLS.

Oversight throughout

A licensed broker of record, with errors and omissions coverage, is responsible for every file from intake to closing.

Which disclosure forms you need is worked out from your state and your answers about the property, so a home built before 1978 gets the lead paint disclosure and a home in an association gets the association documents, without you having to know the rules.

Every document, signature, and change to the listing is recorded, and you can download the record at any time.
