What does it cost?

A single fee, paid when you start: $295 for the MLS Listing package, $395 for Assisted, or $595 for Managed. Optional add-ons are priced individually. There is no commission and no further charge from us at closing.

Is there anything owed at closing?

Accepted Answer

Not to us. The package fee is paid up front and is the whole fee. You will still pay the usual seller closing costs, such as attorney fees, recording fees, and prorated property taxes, along with any buyer-agent compensation you agreed to in the purchase contract.

Do I have to offer a buyer-agent commission?

Accepted Answer

No. Since August 2024, offers of compensation cannot be published in the MLS. If a buyer's agent asks to be paid by you, that is negotiated in the purchase contract, and you can decline. Many sellers do offer something to widen the pool of buyers, but it is optional.

What is your refund policy?

If you cancel before your listing is entered into the MLS, we refund the package price in full, less any vendor costs already incurred on your behalf, such as photography or a sign. Once the listing is live, the fee has been earned and is not refundable, but you can withdraw the listing at any time at no charge.

Question 5

Which MLS will my home be listed on?

The regional board that serves your county. In North Carolina that is usually Canopy, Triad, Doorify, Hive, or Longleaf Pine; in South Carolina it is one of about ten regional boards. The coverage page shows which board covers your county before you sign up.

Question 6

Will my listing appear on Zillow, Realtor.com, and Redfin?

Yes. Those sites pull listings from the MLS feed, so your home appears there the same way an agent-listed home does, with the same photos and details. Each MLS controls its own syndication, and a small number of sites are not included in every feed.

Question 7

How long until my listing is live?

Accepted Answer

Usually within one business day after your paperwork and photos are complete and the broker has approved them. The broker enters the listing directly in the MLS.

Question 8

Can I change the price or status later?

Accepted Answer

Yes, as often as you need to. Request the change from your dashboard and the broker makes it in the MLS, normally the same business day.

Question 9

Who is the broker, and what do they actually do?

A licensed brokerage in your state acts as the broker of record for your listing. It reviews your disclosures and listing agreement, enters the listing in the MLS, makes changes you request, and on the Managed package advises you on offers. The brokerage name and license number are on the licenses page.

What paperwork do I need to complete?

A listing agreement with the broker of record and your state's required disclosures. In North Carolina that is the Residential Property and Owners' Association Disclosure Statement and the Mineral and Oil and Gas Rights Disclosure; in South Carolina it is the Residential Property Condition Disclosure Statement. Homes built before 1978 also need the federal lead-based paint disclosure. Everything is signed online.

Do you verify that I own the property?

Yes. We check the county record for the owner of record and ask you to verify your identity with a photo ID. If the names do not match, for example because the home is held in a trust, an estate, or an LLC, the broker will ask for the document that connects you to the property.

How will buyers and agents contact me?

Accepted Answer

Your phone number and email are in the MLS showing instructions, which agents can see. Public sites such as Zillow show the brokerage's number instead; the call forwarding add-on routes those calls to you. Showing requests also come through your dashboard.

Do I have to let agents show the home?

Accepted Answer

You control access. Showings are by appointment and you approve each one. A lockbox is optional, and you can supply your own.

What happens when I get an offer?

Accepted Answer

Offers come directly to you. On the Assisted and Managed packages, we prepare a net sheet for each one so you can compare what you would actually receive, and on Managed the broker advises on how to respond. The decision to accept, counter, or decline is yours.

Question 15

Who handles closing?

Accepted Answer

In North Carolina and South Carolina, a licensed attorney closes the sale. You choose the attorney, or we can suggest ones other sellers have used. The attorney handles the title work, the funds, and recording the deed.

Can I talk to a person?

Accepted Answer

Yes. You can call during business hours, or send a message from your dashboard; a person replies, usually within a few hours on business days.

Question 17

Can investors, landlords, or an estate use this?

Accepted Answer

Yes. Investors and landlords list the same way as owner-occupants. Estates and trusts can list as long as the person signing has authority to sell, which the broker confirms during review.
