Flat Fee Deal

How to compare flat fee MLS services

Flat fee MLS services range from a bare MLS entry to a full listing service. Prices change often, so rather than quote other companies, here are the questions to ask any of them, with our answers.

PointFlat Fee DealWhat to check elsewhere
Is anything owed at closing? No. The fee is paid once at intake. Some charge a percentage or a compliance fee of several hundred dollars at settlement. Read the fine print for 'closing' or 'compliance'.
Which MLS, exactly?Named on your coverage page and confirmed by county before you pay.Ask for the board name. 'Nationwide MLS' is not a board.
Who is the broker of record?Named with license number in the footer of every page.If you cannot find a name and license, keep looking.
Are changes free?Yes: price, status, photos, remarks, unlimited.Often billed per change after the first few.
Are the state forms included and reviewed?Yes, drafted from your answers and reviewed by a licensed broker. Some send blank forms; some charge to review.
How do buyers reach you?Your contact in the MLS showing instructions; call forwarding add-on for portal calls. Some route every call through their office.
Is there a person to call?Yes, during business hours, at the number in the header.Check the hours and whether support is by ticket only.

A low entry price is fine as long as the total is clear before you pay. Add up the entry fee, any closing or compliance fee, per-change fees, and paid support, and compare that total.
